New Development Coming to Pleasant Ridge
Pleasant Ridge is preparing for a potential new mixed-use development at the former Burger King property on Montgomery Road, near Ridge Avenue. The Pleasant Ridge Development Corporation (PRDC) has selected Urban Sites as its development partner to guide the project into its next phase.
The proposal is still early, and final plans will be shaped through city review, development agreements, and community engagement. Residents will have opportunities to learn more and share input as planning progresses.

The Site
The development area covers approximately two acres on the south side of Montgomery Road. It includes:
- The former Burger King parcel
- An adjacent surface parking lot
- The commercial property at 6130–6146 Montgomery Road
This aligns with Site 1 "Parking Lot" from our Strategic Development Plan
(see map image below).
PRDC began assembling the property in 2019 and completed acquisition of the full site in spring 2026. The former restaurant building was removed in 2025, and the remaining one-story commercial building is expected to be cleared after current leases conclude.
The Early Vision
A neighborhood concept plan developed before Urban Sites joined the project suggests a walkable, mixed-use building that could include:
Approximately 124 apartments in a mid-rise residential building
About 5,000 square feet of street-facing retail space
A rear parking area with approximately 116 spaces
Up to 30 parking spaces potentially available for public use
This concept is not a final design. Unit counts, building appearance, retail tenants, parking arrangements, affordability, and construction timing remain to be determined.
What Happens Next
The project is entering its planning and engagement stage. Before construction can begin, the team will need to complete design work, secure needed agreements and approvals, and continue conversations with the community.
